SEASIDE VACATION HOMES RENTAL POLICIES

The following policies are dictated by city ordinances to control the noise and congestion of our neighborhoods as well as maintain the quality of our properties. To maintain our rental permits we cannot allow RVs, campers, trailers or tents at the homes and the occupancy limit of each home may not be exceeded at anytime. The total occupancy includes non-occupant visitors. If you anticipate having visitors drop by we ask that you rent a larger home. Violation of this rule is grounds of an additional minimum $500 cleaning fee.

To make a reservation more than 90 days prior to arrival we require a non-refundable fee of $200, which is applied to the rent. All balances are due 90 days in advance of occupancy or immediately if the reservation is made within the time period. A city/state lodging tax of 9% is assessed on the daily rate. In addition, customers are assessed a service fee which covers booking the reservation, cleaning the home and small value incidental damages. A credit card is required to be on file for any extensive damages or excessive cleaning that may be required.

It is important to understand our cancellation policy before making your reservation. All cancellations will result in loss of your $200 reservation fee. If a cancellation is received less than 90 days from your arrival date, it may result in forfeiture of all fees if we are unable to re-rent the property for the same dates. However, if we can rebook the days cancelled, your fees will be returned minus the $200 reservation fee.

Minimum booking requirements are generally 2 days from September - June excluding holidays where there is a 4 day minimum. In July - August the minimum stay is 4 nights at the Resort. For minimum stay requirements at the vacation homes please check the Minimum Stay policy section listed on each home detail page.

For your convenience we accept VISA, MasterCard and Discover cards and require that a active card be on file in case of damage to the property.

Our regular season begins in May on the Friday of Memorial Day Weekend and runs until October 1. Please note that during the winter months all of our homes offer a discounted rate except for holidays.

Seaside Vacation Homes/Condos Terms and Conditions for Lease

  1. Agreement: Rental contracts will be sent via email unless requested otherwise by renter. For phone reservations renters may cancel without fee within 48 hrs of the booking date if unwilling to agree to the stated dates and terms of the agreement. Failure to notify us of cancellation within this time period implies agreement to all policies.
  2. Pets Domestic or commercial animals are not allowed on the premises at any time. Violators of this policy are subject to an additional minimum $500 cleaning fee. (This condition does note apply to the home located 3406 Sunset under conditions stated in the Pet Policy)
  3. Smoking: Renters may only smoke outside the property. Violators of this policy are subject to an additional minimum $500 cleaning fee.
  4. Occupancy: The Maximum Occupancy of all properties may not be exceeded with occupants or visitors at any time. The premises are to be occupied only by those parties listed on the rental agreement. Only adults (25 years old and older) may reserve and must occupy the property at all times when children are present. Violators of this policy are subject to an additional minimum $500 cleaning fee.
  5. Payment: Balances are due in full 90 days prior to occupancy. If the guest books within 90 days of arrival the card submitted at the time of reservation will be charged in full at the price quoted above (no processing fee is assessed). For bookings made more than 90 days prior to arrival checks are acceptable up to the due date at no additional charge. The guest agrees to have all balances owing after the due date to be placed on the credit card used for the deposit and agrees to the additional $50 convenience fee to be assessed at that time. If balances are not paid in full at the time of booking with a credit card their will be a $50 convenience fee to make additional payments by credit card.
  6. Cancellation Policy: If you need to cancel you will forfeit $200.00. If you cancel "within" the 90 days prior to your arrival date, this will result in forfeiture of all rental fees unless the property is re-booked for those days.
  7. Transfer: Rental Agreements are non-transferable to another party.
  8. Behavior/Damage: Do not permit any acts on the premises that violate any state law or rules of the management. Do not destroy, damage, deface, or remove any contents or permit any person to do so. Guests are liable for all damages to furnishings and the property. Gusts must report any damage found at property so that SVH can track to the correct party. Guest agrees to have all fee’s for damage to be charged to their credit card submitted upon reservation.
  9. Noise: No guest shall create or permit to exist any nuisance. Please respect the rights of the neighbors by restriction sound and noise to a reasonable volume.
  10. Disclaimer: Seaside Vacation Homes assumes no liability for damages, expenses or inconveniences due to loss of services out of its control.
  11. Termination: Guests shall use the premises only as a dwelling. Violation of terms of lease is grounds for notice to vacate the dwelling and to terminate this agreement.
  12. Loss: Upon departure, inventory of all furnishings, appliances dishes etc. will be taken. Any missing or broken items may be charged to the guest's credit card.
  13. RV/Boats:   Trailers, Campers, RV's, tents or Boats are not allowed on or parked near the premises. Public RV/Trailer /Boat parking is located off Broadway and the 101 at the chamber of commerce
  14. Fire Logs:   Use only commercial long burning logs in the non-gas fireplaces.
  15. Doors Locked:   Doors should be kept locked when the property is not occupied.
  16. Keys:   Keys must be left inside prior to departure. If lost, Seaside Vacation Homes will have the locks re-keyed and billed to the guest.
  17. Legal: In the event Seaside Vacation Homes must bring action to enforce any provision of this agreement, SVH shall be entitled to costs and fines plus reasonable attorney's fees.
  18. Privacy: All credit card information is kept confidental and encripted to prevent unauthorized charges. 
  19. Good Neighbor Policy: Seaside Vacation Homes are located in a mixed-use neighborhood that includes both short-term guests and year-round residents. We want you to enjoy your stay, but not at the expense of the neighbors so please be considerate of the neighbors with your noise and activities. Parking is limited at all homes and at most properties there is absolutely no parking on the street. 
  20. Travel Insurance: An OPTIONAL travel insurance fee covers unexpected events such as hurricanes, illness, travel issues, etc and is available for a fee of 7% of the rent total. If elected, the total premium amount will be added to the initial Deposit, and must be purchased no later than 30 days after the initial booking is made.
  21. Confirmation: reservations are not fully confirmed until reviewed by a reservation agent who will contact the guest via phone to verify online bookings meet pricing and min stay guidelines.

 

PET POLICIES - additional terms and conditions of lease for ONLY the properties locates at 3406 Sunset.


PETS are allowed at designated properties with PRIOR approval:  We know for many guests pets are like children. For this reason, pets are allowed with prior approval, and provided pet and pet owner agree to the following conditions:

 

P1. General: The pet is housebroken, flea free, not prone to shedding, and not prone to damaging property.

P2. Registration / Nightly Fee's: The pet owner pays a one time per pet “Registration Fee” and a nightly rent fee for each pet of $22 night/pet.

P3. Furniture: Pets are not allowed on the furniture or beds, unless a protective cover is used provided by guest. There is an extra pet cleaning fee if evidence of excessive pet hair is found in the home.

P4. Damage: Any damage done by a guest’s pet, such as chewing furniture, staining carpet (pet urine), etc. will be charged against the guest’s credit card and/or deducted from the damage deposit and the guest will be charged for carpet cleaning, odor removal, and flea spray if any evidence of a pet(s) is found in the rental home or on the premises.

P5. Waste Removal: Guests must pick up after their pet when the pet does its business, whether on Seaside Vacation Home property or other areas, and dispose of waste in a proper container. GUESTS WILL BE CHARGED A FEE OF $10.00 FOR EACH POOP REMOVAL. 

P6. Supervision: All pets must be under the complete control of a responsible guest, and must be on a hand-held leash at all times when not in a fenced yard. The Guest agrees NOT to leave pet(s) alone TO ROAM FREELY THROUGHOUT THE HOME. 

P7. Behavior: We do not limit pet size or breed, however aggressive or unruly dogs are not welcome for the safety of other guests and children in the area. If we receive one or more complaints regarding barking or aggressive pet behavior, the guest, with their pet will be asked to leave with forfeiture of all rents and security deposit.

P8. Vaccinations: Guests must provide certificate that the pet is up-to-date on rabies/all vaccinations

P9. Pet Noise: The Guest agrees to monitor pet’s noise so that my PET(s) DO not disturb neighbors, and I certify that my pet(s) will be under the complete control of a responsible human companion and on a hand-held leash at all times when outdoors.

P10.Indemnify / Hold Harmless: The pet owner agrees to indemnify, hold harmless, and defend rental owner against all liability, judgments, expenses (including attorney’s fees), or claims by third parties for any injury to any person or damage to property of any kind whatsoever caused by their pet(s).  

P11.Pet Damage Security Deposit: The Damage Security Deposit will be reimbursed  by check within ten business (10) days from the end of the rental period, provided there is no damage or theft to the rental property, and all policies and conditions of rental are followed including exceeding the number of registered guests.  If repairs are required or other fees due as a result of a guest’s stay, all or a portion of the Damage Security Deposit will be forfeited and/or the guest’s credit card may be charged for the required amount.  It is further agreed that tenant’s liability shall not be limited to the loss of the Damage Security Deposit in the event damages for which the tenant and/or its assigns are responsible for and which exceed the dollar amount of the cash Damage Security Deposit.
